Old Colony Square @ Cohasset Station

General Information

Old Colony Square @ Cohasset Station is a new mixed use transit project offering two affordable rental units for eligible tenants: 1 one bedroom unit and 1 two bedroom unit. Both units are handicapped adaptable and the building has an elevator. The new project offers apartments over retail space and is adjacent to the MBTA station. Surface parking is available for tenants in the designated tenant parking area at no charge. The project is located at 132 Chief Justice Cushing Highway (Route 3A) in Cohasset.

Potential Tenants will not be discriminated against on the basis of race, color, religious creed, marital status, military status, disability, national origin, sex, age, ancestry, sexual preference, source of income, presence of children, or any other basis prohibited by local, state or federal law.

Lottery Applicant Criteria:

2. The calculation of income will include an imputation of 2% of the value of total household assets which is added to a household's income. Assets include checking and savings accounts, investment accounts, CD's, retirement etc. The List of Required Financial Documentation is on the left navigation bar.

3. In addition to income and asset eligibility you will also be subject to a credit screening by the project and determined eligible based on that basis.

Financial Documentation:

Complete financial documentation is required to participate in the lottery. The list of required financial documentation is located on the left navigation bar. TWO COPIES of each document is required. If your documentation is incomplete you will not be included in the lottery.

Local Preference Criteria:

You must meet at least one of the following to be eligible for Local Preference:

1. Current Cohasset Resident
2. Employee working in the Town of Cohasset
3. Employed by the Town of Cohasset
4. Households of students in Cohasset Schools, i.e. METCO

You must submit documentation for at least one of the above Local Preference criteria to be included in the local pool with the application. Documentation such as utility bills, current lease, pay stubs, report card etc.   

Housing Preferences

In all cases, preference for the two bedroom unit will be for households that require two bedrooms. Second preference is for households requiring one bedroom. Preference for the one bedroom unit is for a household requiring one bedroom.

Unit preferences are based on the following:
a. There is a least one occupant and no more than two occupants per bedroom.
b. A husband and wife, or those in a similar living arrangement, shall be required to share a bedroom. Other household members may share but shall not be required to share a bedroom.
c. A person described in (b) shall not be required to share a bedroom if a consequence of sharing would be a severe adverse impact on his or her mental or physical health and reliable medical documentation is provided substantiating the adverse impact.

Annual Recertification

Annually you will be re-certified for eligibility. Once your household income exceeds 140% of the median income then you would no longer be eligible for an affordable unit and your lease would not be renewed.

Minority Adjustment

If the percentage of minority applicants in the Local Preference Pool is less than the percentage of minorities in the Boston-Cambridge-Quincy MA-NH HUD Metro FMR HUD-defined area, currently 20.7%, a preliminary lottery will be held comprised of all the minority applicants who do not qualify for the Local Preference Pool. These minority applicants would be drawn until their percentage in the local pool at least meets the percentage in the Boston area population.  Applicants not selected for the local pool would be in the at-large pool only.
